Keeping the character in The Kingsway and Humber Valley Village

The Kingsway was laid out along English garden-suburb lines, and many of its homes still have original millwork, plaster walls, fireplaces and solid wood doors. Humber Valley Village, just to the north, was built in stages from the 1930s into the 1960s, so its winding streets mix English-style brick and stone houses with ranch bungalows and split-levels. Owners in both areas usually want a modern kitchen and bathrooms without losing the details that drew them to the house.

Our approach is to decide, room by room, what stays. Original baseboards, casings and crown mouldings can be carefully removed, labelled and reinstalled after new drywall goes up, or matched with the closest available profile where a piece is missing. Solid wood doors can come off their hinges, be stored and go back up once the walls around them are finished. When a kitchen grows into a former pantry or breakfast nook, we carry the existing trim style into the new space so the change does not read as a different house.

Fireplaces are often the focal point of these rooms. We protect the mantel and hearth throughout construction and plan built-ins or paint colours that suit them, leaving any chimney, flue or gas work to the specialists who handle it.

Lakeshore houses that need practical updates

In Mimico, New Toronto, Long Branch and nearby Alderwood, many homes are smaller detached houses and bungalows built over several decades, sometimes with a string of additions and repairs from earlier owners. Mimico, New Toronto and Long Branch were independent municipalities until they joined Etobicoke in 1967, and their older streets still show that separate history. Projects here are less about preservation and more about getting the basics right: levelling floors, replacing tired drywall, adding insulation wherever walls are open, and updating a bathroom or kitchen that has not been touched in years. Early-1960s houses in Markland Wood

Away from both the Humber and the lake, much of west and central Etobicoke filled in after the war. Markland Wood, for example, was largely built in the early 1960s, mostly two-storey detached homes on good-sized lots. Houses of that age tend to be solid, but most have been updated once or twice already, and those earlier updates are now the problem: a kitchen from a previous renovation that no longer works, a basement finished long ago, or bathrooms with worn tile. Here we usually plan several rooms together so the house ends up with one consistent set of finishes instead of decades of piecemeal changes.

Towers by the lake and in Etobicoke Centre

The towers along Lake Shore Boulevard West at Humber Bay Shores, and the newer buildings near the Islington and Kipling subway stations, have made condo living a big part of Etobicoke. Most suite work here is a kitchen, a bathroom or new floors throughout. Swapping carpet for hard flooring is where condo projects most often go wrong, because the neighbours below hear every footstep if the underlay is not up to the building's standard, so we get those acoustic requirements in writing before ordering anything. Deliveries and debris travel by booked service elevator, and the schedule follows the hours the corporation allows.
