Maple Homes Ready for Their First Big Refresh

The wear pattern of a 1990s subdivision house

Beyond the original village crossroads at Keele Street and Major Mackenzie Drive, many streets were filled by production builders within a few seasons of each other. Neighbouring houses often share more than a floor plan; they share a wear pattern too. In a typical Maple home from that era we find:

• Wall-to-wall carpet in bedrooms and on the stairs, flattened along the traffic paths, sometimes over a subfloor that squeaks
• Carpeted stairs with an oak handrail and pickets that no longer suit the rest of the house
• Main-floor ceramic tile cracked where the floor flexes, or sheet vinyl lifting at the seams
• Ensuites built around a corner soaker tub, a separate acrylic shower stall and a basic vanity, with grout and caulking that have worn thin
• Builder-flat paint, nail pops in the drywall and scuffed walls along the stairwell

None of it is urgent on its own. Tackled together, though, the work can be sequenced so each trade finishes cleanly against the next, instead of new flooring being cut up for a bathroom a year later.

Planning the refresh one surface at a time

Floors and stairs

Taking out carpet is usually the most visible change. Before anything new goes down, we screw down loose subflooring to quiet the squeaks, then check the height at every transition, especially where a new hardwood or vinyl plank floor meets existing kitchen tile. Stairs can often keep their structure: carpeted treads are replaced with hardwood treads and risers, and the old oak pickets can be swapped for metal spindles or painted balusters. Matching the stair nosing to the new floor is what makes the two look like they were built together.

Bathrooms

Many Maple ensuites from the late 1990s were given plenty of floor area, which opens up options. A common choice is to remove the corner tub and build a larger walk-in shower with a glass panel, or keep a freestanding tub and gain space for a double vanity. Tile goes over a proper membrane, and any change to drain or supply locations is handled by the qualified trades that part requires. An ensuite on this scale is typically a two-to-four-week job.

Paint as the last step

Painting comes after the dusty work, never before. Drywall repairs, nail pops and old anchor holes are filled and sanded, and patches are primed so they do not flash through. Two-storey foyers and open stairwells, common in houses built here in the 1990s, need proper staging to reach the upper walls safely, and we plan for that from the first visit.

Houses around the old village crossroads may sit inside the Maple Heritage Conservation District. There, the city's heritage review concerns exterior changes such as windows, porches or siding, rather than the floors, stairs and bathrooms described on this page.

Owners can usually stay in their Maple house while all this happens. We work one zone at a time, keep at least one bathroom and the kitchen usable, and cover finished floors as the trades move through, so a phased refresh does not mean months of living in a construction site.
