What a Bare Stouffville Basement Needs

Subdivisions such as Wheler's Mill, south of Main Street, and the newer streets to the north were built during the town's growth years. Most came with a poured concrete basement, a few small windows and sometimes a plumbing rough-in so a bathroom can be added later. That is a good starting point, and the work follows a clear order:

• Framing the exterior walls and any new rooms, leaving proper access to the furnace, water heater and shut-offs
• Insulation and vapour control on the exterior walls, which makes the biggest difference to comfort through a York Region winter
• Drywall and taping, including bulkheads to box in ducts and beams neatly
• Flooring, trim, doors and paint to finish the space

Our first job in the basement is to look for signs of moisture. Newer foundations are often dry, but a leak should be dealt with by a waterproofing specialist first, not hidden behind new walls. From the first stud wall to final trim, a typical basement here runs four to eight weeks. The Town of Whitchurch-Stouffville generally requires a building permit to finish a basement. Adding a bathroom or a rental unit down there also means bringing in licensed plumbers and electricians, so we fit our stages around their visits and the Town's inspections.

None of it needs replacing on day one, but after a decade of family life many owners want finishes they actually picked. A Deck Off the Back Door

Many newer Stouffville backyards are still close to the way the builder handed them over, with lawn, a fence and not much else. A deck gives that space a purpose. We size it for the yard and for the way your family spends summer evenings, from a simple landing and stairs to a larger platform for meals outside, keeping setbacks and grading in view from the start.
