Unionville and Markham Village: Working Within Heritage Rules

Unionville and Markham Village are designated heritage conservation districts under the Ontario Heritage Act, each with its own district plan. What owners need to know is that the City of Markham requires a heritage permit for most exterior alterations to any property in either district, whether that means a new front door, different siding or a rebuilt verandah, in addition to any building permit. Some minor work may be exempt, and a kitchen or bathroom inside the house is rarely a heritage matter, but heritage staff can confirm what applies to your property before plans are final.

Our part is practical. We scope the interior renovation, flag anything that affects the exterior, and help you time the project so heritage review is finished before materials are ordered. The oldest houses in both districts date from the nineteenth century, and their interiors rarely line up with what a modern floor plan expects. We assess each room as it is opened, correct what we find and add nothing to the scope without your go-ahead.

Ensuites and Main Floors in the Newer Communities

Cornell, Cathedraltown, Wismer, Angus Glen and Berczy Village were largely built from the 1990s onward. In these newer houses the question is rarely what has failed; it is whether the finishes and the way the rooms work still suit the family. The original ensuite is a frequent starting point: plain tile, a basic vanity and a shower that feels small for the size of the house. Replacing those with large-format porcelain, a glass enclosure, a wider vanity and proper storage changes the room completely. Most bathroom projects of this kind run two to four weeks.

Main floors are the other common request. Carpet in the living and dining rooms, flooring that changes material at every doorway and a builder-standard paint scheme can all be replaced together, with new flooring running continuously from the front door to the kitchen, updated trim and a feature wall where it suits the space. Laying it in one pass means no awkward thresholds where one floor meets another, and the work can be scheduled so the kitchen stays usable throughout. Furniture is moved and covered before we start, and you always know what the next day's work involves.

When Parents Move In: Planning a Shared House

In a good number of Markham homes, grandparents, parents and adult children live under the same roof, and a renovation has to work for all of them. The questions we ask at the first visit reflect that:

• Who needs to avoid stairs now, and who might in ten years? A main-floor den or office can become a bedroom.
• Where does each household want to relax in the evening? A finished basement with its own lounge and bathroom gives two generations separate space.
• Is the busiest bathroom comfortable for everyone? A shower bench, slip-resistant tile and solid backing behind the drywall where grab bars may go later all help.
• Which floors take the most traffic? Those get the hardest-wearing surfaces.

Things change once the lower level is meant to work as a separate apartment. A self-contained suite normally needs a City of Markham building permit, it must meet Ontario Building Code requirements such as fire separation and safe exits, and the plumbing and wiring are work for licensed trades. We map out those pieces with you, then build what falls to us: the framing, insulation, drywall, floors, tile and finish carpentry. Allow four to eight weeks for the basement itself.
