Whitby runs from the Lake Ontario shoreline at Port Whitby to farm country beyond Brooklin, and its houses range from nineteenth-century brick near the Four Corners to subdivisions completed in the last few years. Much of Whitby's recent growth has pushed north, and Brooklin has gone from a crossroads village to a community ringed by new subdivisions, with Highway 407 now passing between it and the rest of town. Many of these houses were handed over with a patio door that opens onto a single step and a strip of sod. For a lot of owners, a proper deck is the first project on the list.
We design a deck around how the yard will really be used: a landing big enough for a table and a barbecue, stairs placed so they do not cut the lawn in half, and privacy screening where the neighbouring house is close. Before building, we look at setbacks, easements and whether the height of the deck means a building permit is needed, and we set the footings deep enough to resist frost heave through Durham winters.
The downtown grew up around the Four Corners at Brock and Dundas Streets, where Peter Perry opened a general store in 1836. Nearby residential streets form the Werden's Plan Neighbourhood Heritage Conservation District, and the historic core of Brooklin is a designated district too. Owners of property in either district, or of an individually designated home, generally need a heritage permit from the Town of Whitby before certain work goes ahead, particularly changes visible from the street.
Indoors, older houses reward a gentle approach. We keep original trim, doors and stair parts wherever they can be saved, blend repairs into plaster walls, and choose flooring and paint colours that suit the age of the house. If you are unsure what needs approval, we help you pull together a clear description of the work before you contact the Town, so there are no surprises halfway through.

Four to eight weeks covers most Whitby basements, depending on size and the finishes you choose. Plumbing and electrical work are carried out by licensed trades, scheduled as part of the same plan so the project keeps moving.
The first step is a walk through the house or yard together. We measure, ask how you plan to use the space and flag anything likely to affect cost or timing, such as a heritage permit, a sloped lot or an older electrical panel that an electrician should assess. What we find goes into a free written estimate, broken down item by item. From there, the same team stays on the job until the last walkthrough, keeps the work area clean and protected, and checks with you before any change to the plan.
