Once the water has been extracted, the smoke cleaned or the fallen tree hauled away, a damaged home or unit is left with open walls, missing flooring and a lot of decisions. Our part is the reconstruction: framing, insulation, drywall, flooring, tile, trim and paint, put back so the space works and looks as close as possible to how it was before the loss, or differently if you decide to change something along the way.

Where our work begins and ends

Most losses are handled in two phases. The first is mitigation, carried out by a restoration company: extracting water, drying the structure, cleaning smoke and soot, and removing what cannot be saved. The cause of a water loss is repaired by a licensed plumber or a roofer. Mould growth is dealt with by a remediation specialist, and in older buildings, suspect materials such as plaster, ceiling texture and joint compound may need asbestos testing, with anything that tests positive removed by a qualified abatement contractor. Wet wiring, fixtures and mechanical equipment are checked and replaced by licensed electrical, plumbing and HVAC trades, and the rebuild is sequenced so their work is in and inspected before any wall is closed.

The rebuild is the phase we take on. With smaller losses, such as one ceiling or a bathroom wall, owners sometimes call us first; if a drying company needs to be involved before we start, we say so at the first visit.

Working alongside adjusters and restoration companies

A loss brings more people into a project than an ordinary renovation: the owner, sometimes a tenant or property manager, the restoration company and an insurance adjuster. We work alongside all of them. What we contribute is a detailed scope of work, room by room and item by item, describing what will be removed, replaced and finished, so everyone is reading from the same document. Questions about what a policy covers belong with your insurer and adjuster; we describe and price the construction. As the rebuild moves through each room we keep you updated, and we can photograph work that ends up hidden, such as new framing and insulation, before the drywall covers it.

Matching what was there before the loss

The test of a rebuild is how well new work sits beside what survived. That starts with recording what was there: ceiling heights, trim profiles, flooring type and direction, tile layout, paint colours. Flooring and tile have often been discontinued by the time a loss happens, so we look for the closest available match and show you the options before ordering. Sometimes a patch will always be visible, and running new flooring through to the next doorway gives a cleaner result; where that applies, we show the extra flooring as a separate option in the estimate. Where fire has charred structural framing, the repair may need an engineer's direction and a building permit, and we let you know when one is likely and help coordinate it.

What sets the pace and the price of a rebuild

  • Drying and cleaning. Reconstruction starts only once the structure is confirmed dry and clean.
  • Hidden damage. Opening walls and floors sometimes shows the loss went further than it first appeared; we document what we find and revise the scope with you before continuing.
  • Matching and lead times. Special-order flooring, tile and cabinetry take longer to arrive than stock materials.
  • Other trades and approvals. Electrical, plumbing and HVAC work, inspections and sign-off on the scope all sit on the schedule.
  • Access. Occupied homes, rental suites and condo buildings with elevator bookings and rules on when work can happen take more planning.

Changing things while the walls are open

Some owners use the rebuild to move a doorway, choose a different floor or add insulation to an exterior wall that never had enough. We list those changes as separate line items from the repair scope so the two can be read apart, and nothing beyond the repair starts without your approval.

Common Questions

We read it closely and use it as a starting point, then prepare our own itemized estimate for the rebuild after seeing the property. If we notice something that is not listed, such as damaged subfloor, trim in another room or wet insulation behind a wall, we point it out so it can be discussed between you and your adjuster. Coverage decisions rest with your insurer, not with us.

The drying company monitors moisture in the framing, subfloor and remaining drywall and confirms when the structure has dried. We ask for that confirmation before insulation and drywall go in, and we raise it if anything still looks damp when we arrive. Sealing wet wood behind new drywall traps moisture, which can lead to mould and a second round of repairs.

We start by looking for the same species, width and finish. Sometimes boards taken from a closet or another hidden area can fill the most visible spot, with new material going where it will not be seen. If nothing matches well, replacing the floor through to a doorway or other natural break usually looks better than a patch. We show you samples beside the existing floor and price each option separately.

Not on its own. Smoke odour settles into framing, insulation and other porous materials, and new drywall over untreated framing can let it return. Cleaning and odour treatment of the structure are done by the restoration company. Once they have finished, we replace the insulation and drywall that were removed, use a stain-blocking primer on surfaces smoke has marked, and repaint the rooms.

Yes. We rebuild the walls, floors and tile, and reinstall or replace cabinetry and trim to the original layout, or a revised one if you prefer. Reconnecting sinks, toilets, faucets and electrical is handled by a licensed plumber and electrician, who come in at the rough-in stage before the walls close and again once cabinets and counters are in place.
